Program terms, eligibility requirements, income limits, guarantee fees (a 1.00% upfront fee and 0.35% annual fee as of the current fiscal year), and property eligibility boundaries are established by the U.S. Department of Agriculture and are subject to change without notice.

Eligibility and Availability

USDA loan eligibility is determined by property location and household income and is verified on an address-by-address basis using the current USDA eligibility maps and income limits, which update over time. Not all borrowers will qualify. Eligibility is determined based on program-specific criteria including, but not limited to, household income (at or below 115% of area median income), credit profile, property location within a USDA-eligible area, primary-residence occupancy, and property standards.
